The proposed site lies north of the Burlington Northern Santa Fe Railroad <br />between Rice Street and Spruce Street directly south of Blacktern Pond. No grading, <br />drainage, or utility plans have been submitted for review at this time. In addition to City <br />review, the drainage plan should be submitted to the Ramsey Washington Watershed for <br />approval. <br />The initial parking lot proposed consists of 93 parking stalls four of which are handicap <br />accessible meeting the required number of handicap stalls for the parking available. <br />However, at the time the additional 28 parking stalls are constructed, an additional <br />handicap space would need to be provided. <br />Both water and sewer service are available from Spruce Street or Rice Street. As <br />mentioned previously, no utility plan has been submitted for review. Both a 30 -foot and <br />24 -foot driveway exit the site to the east and cross the waterworks property prior to <br />connecting onto Spruce Street. Both driveways are within the maximum width <br />requirements allowed by City ordinance. However, the grading plan will need to be <br />reviewed to verify that no drainage patterns are adversely impacted by the driveway <br />construction. <br />If you have any questions regarding these comments, please call. <br />Sincerely, <br />Howard R.
