The <br />parcel is zoned R -B, Residential Business District, and allows office uses by Conditional <br />Use Permit. <br />Commercial uses are commonly permitted to incorporate accessory uses in a separate <br />accessory building that is up to thirty percent of the floor area of the principal building. <br />The proposed building is 12 feet wide by approximately 22 feet in length - 264 square feet. <br />The existing office building appears to be more than 1,500 square feet, well in excess of <br />the size necessary to support the proposed building. The proposed building is the size of <br />a typical single car garage, although the applicant indicates that it will not house any <br />automobiles. <br />The applicant's site plan indicates that the proposed building will meet the required 15 foot <br />side yard' setback. No drawings of the building itself are available with the application. <br />Common requirements for accessory buildings is that they are designed to utilize <br />complementary materials to that of the principal building. Service doors typical of office <br />uses would be preferable to an overhead door, and would help ensure that the building is <br />used for private office storage. The applicant should demonstrate compliance with these <br />building design standards as a condition of approval. <br />Planning Staff recommends approval of the Conditional Use Permit for Global Volunteers <br />Page 3 <br />
