PERMANENT DRAINAGE, UTILITY AND PONDING EASEMENT <br />AND TEMPORARY CONSTRUCTION EASEMENT <br />THIS AGREEMENT, made this day of , 2000, by and between <br />Bigos- Cedars Lakeside, LLC, a Minnesota limited liability company, Grantor, and the City of <br />Little Canada, a municipal corporation under the laws of the State of Minnesota, Grantee; <br />WITNESSETH, that the said Grantor, in consideration of One and No /100 ($1.00) Dollar <br />to it in hand paid by said Grantee, and for other good and valuable consideration, the receipt of <br />which is hereby acknowledged, hereby grants and warrants to said Grantee, its successors and <br />assigns, a Permanent Easement for drainage, utility and ponding purposes and a Temporary <br />Construction Easement for ingress and egress at any and all times with all machinery, equipment, <br />and materials necessary for the aforesaid purposes, in, over, and upon the following described <br />property owned by Grantor and situated in Ramsey County, Minnesota: <br />Property Description: <br />Lots 2 and 3, Block 1, Sherman Oaks Addition. <br />which Permanent Easement is described as follows: <br />Permanent Easement for Drainage, Utility and Ponding Purposes: <br />That part of Lots 1, 2, and 3, Block 1, Sherman Oaks Addition, according to said plat on <br />file and of record in the office of the County Recorder, Ramsey County, Minnesota <br />described as follows: <br />Page 95 <br />
