NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Cynthia Putz -Yang / Stephen Grittman <br />DATE: May 9, 2000 <br />RE: Little Canada - Biagini Office PUD <br />FILE NO: 758.09 - 00.16 <br />BACKGROUND <br />Mr. Dick Biagini of RAB LLC has applied for site plan approval of an office /warehouse <br />building to be located along Country Drive. Preliminary Plat and PUD approval were <br />granted for this site in June of 1999. A two -story office building was constructed on the <br />southern lot of the two lots included in the plat. At the time of the Preliminary Plat and <br />PUD approval, the applicant planned to construct a similar building to the north. The plans <br />have been revised and the submitted site plan contains a one -story office /warehouse <br />building with a loading dock. <br />ANALYSIS <br />The building is proposed to contain 6,460 square feet of office space and 5,940 square <br />feet of warehouse space, or a total of 12,400 square feet. Excluding bathrooms, storage <br />space, mechanical space, hallways, and entryways, the building contains approximately <br />3,825 square feet of net office area. The office use of the building requires 19 parking <br />spaces and the warehouse use requires 12 parking spaces, or a total of 31 parking stalls. <br />The site plan illustrates that 67 spaces are proposed. It appears that more parking is <br />proposed than will be needed for the one -story office /warehouse building. We recommend <br />that the 17 parking stalls located at the west end of the parking lot be eliminated to <br />minimize the impact along Condit Street and increase the amount of green space. <br />The proposed building is set back 65 feet from the east property line (next to Country Dive) <br />and is set back 69 feet from the west property line (next to Condit Street).
