JOINT POWERS AGREEMENT <br />CITY OF L1'1 1'LE CANADA CITY OF VADNAIS HEIGHTS <br />a. Lots 1 through 3, Block 2 of the plat shall meet Vadnais Heights <br />Residential One District Zoning Requirements for single family <br />dwellings, a copy of which is attached hereto as Exhibit B. <br />b. All Vadnais Heights platting and dedication fees shall be paid in <br />full to Vadnais Heights for Lots 1 through 3, Block 2 prior to <br />Vadais Heights' approval and execution of the final plat. <br />(Dedication fees include park and storm water dedication fees, etc. <br />Platting fees include charges for review of easements and utility <br />construction for the entire plat). <br />c. Vadnais Heights and shall approve all driveways for Lots 1 <br />through 3, Block 2, Twin Lake Pines Addition. <br />d. All driveways in Little Canada's portion of the plat shall be located <br />off of the proposed new street (Twin Lake Court). <br />e. All public utilities to serve the plat shall be approved by both <br />municipalities as described in this agreement prior to signing the <br />final plat. <br />f. Little Canada shall maintain street lights at the Twin Lake Court <br />and Twin Lake Boulevard intersections, pursuant to its policies. <br />g. Little Canada shall require the developer to make a cash deposit of <br />$12,200 to be used to defray the costs of installing a roadside trail <br />along Vadnais Boulevard from where it currently is located <br />adjacent to the John Mitchell Preserve Addition and continuing to <br />Twin Lake Boulevard. The plans, specifications, and installation <br />of the trail shall meet with the approval of both municipalities and <br />Ramsey County Public Works. <br />h. In the future, Little Canada agrees to assist Vadnais Heights in <br />funding for the realignment of Twin Lake Boulevard at Vadnais <br />Boulevard into a 'T" intersection that will allow better visibility. <br />The cost to Little Canada shall not exceed 25% of the total cost. <br />Plans and specifications for the work to be undertaken shall require <br />Page 62 <br />
