CHAPTER 9 <br />RESIDENCE ONE DISTRICT <br />(1) Shall have a width of at least 20 feet, measured at the narrowest dimension regardless of how it <br />is oriented on the lot, and such width shall not include by windows, overhangs, seasonal use rooms, garages or <br />car ports; <br />(2) <br />Shall have 960 square feet of interior room; <br />(3) Shall be connected to the municipal sanitary sewer system and, when available, to the <br />municipal water system; <br />(4) Shall be set on a standard frost footing and a foundation with standard hold -down bolt <br />requirements, and foundation insulations as per governmental energy standards and the applicable state building <br />code; and <br />(5) Shall have a roof of gable or hip design and be covered with a City- approved rooting material. <br />9.070. Common Wall Dwelling. Notwithstanding the provisions of Section 9.040, one developer may <br />construct two single - family dwellings with a common wall and boundary line for which there may be no <br />building setback from the common boundary, provided: <br />(I) Each lot shall meet all other setback requirements for a two-family dwelling; <br />(2) Separate services shall be furnished and provided to each dwelling for sanitary sewer and water, <br />(3) No fence or shrubbing divider shall be installed or maintained on the common boundary line. <br />9.080. Parking Requirements. Off - street parking shall be provided in accordance with Section 20.080. <br />Parking areas or circulation drives shall be set back at feast 5 feet from any lot line. <br />10. RESIDENCE TWO DISTRICT <br />10.010. Purpose. The purpose of the R -2 residential district is to provide for moderate density <br />residential development through any of a variety of housing types. <br />10.020. Uses in the R -2 District. <br />(I) Permitted Uses: <br />(a) All Permitted Uses in the R -1 District. <br />(b) Residences containing two dwelling units. <br />(2) Accessory Uses: <br />(a) All Accessory Uses permitted in an it.-1 District. <br />(3) Special Uses: <br />(a) All Special Uses permitted in an R -I District except kennels of five (5) domestic <br />animals.. <br />(5) Townhouses or condominiums containing three to eight dwelling units. <br />28 <br />Page 73 <br />
