NAG <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: April 11, 2000 <br />RE: Little Canada - Mikrot Properties /Commercial Roofing CUP <br />FILE NO: 758.09 - 00.12 <br />Background <br />Mikrot Properties and Commercial Roofing, Inc. have applied for a Conditional Use Permit <br />for outdoor storage on a parcel at 221 -225. Ryan Drive. The property: is zoned PUD,' <br />Planning Unit Development. The underlying land use designation is industrial, and the <br />proposed use is for the offices and construction materials storage of the roofing company. <br />The applicants are requesting permission to store a number of trailers used by roofing - <br />crews, as well as an equipment and material storage yard along the west side of the <br />property. This new user is replacing a previous owner and tenants which had a significant <br />amount of non - conforming outdoor storage on the site. <br />Analysis <br />This City has issued a number of Conditional Use Permits for outdoor storage in the Ryan <br />Industrial Park over the past several months. Several requirements have been made of <br />each applicant in an attempt to require clean -up of the industrial park properties.
