Summary and Recommendation <br />Based on the information in the applicant's submission and this report, staff recommends <br />approval of the proposed Conditional Use Permit for outside storage, provided that the <br />following conditions are complied with: <br />1. The storage area is kept in an uncluttered and well organized manner. <br />2. The storage area contains only the trailers shown on the site plan, and an area of <br />equipment and materials storage meeting the required setbacks. <br />3. Trailers are used for the day -to -day operation of the business, and not for long -term <br />materials storage. <br />4. The City designates an approved surfacing for the storage area. <br />5. The landscaping proposed to screen the site is installed and is of a size and <br />species consistent with this report and the Zoning Ordinance. <br />6. No parking is permitted in unpaved areas. <br />7. All parking and proposed curbing meets the five foot setback from the property line, <br />and the fifteen foot setback from the edge of the street. <br />8. All areas not used for approved storage, parking, or building area are landscaped <br />and maintained. <br />9. All conditions are met and completed by June 30, 2000, consistent with other <br />approvals for the current year. <br />10.
