City of Little Canada, Greg Schroeder, Public Works <br />Director, and i met with Steve Grlttman, City Planner, to review your development. Based on <br />cur discussion, following is a summary cf the issues needing to be resolved: • <br />1. We discussed your suggestion that the curb around the parking area be omitted on the east <br />side to facilitate sheet flow onto the St Paul Water Works property. We would suggest an <br />alternative to omitting the curb. Rather than omitting it we would suggest a series of three or <br />more spaces where approximately 1 foot of curb is omitted to allow drainage. Beyond the <br />openings a small area of rip rap should be provided. We believe that this will accomplish <br />two things: first, it will promote sheet. drainage that the SL Paul Water Works Is looking for <br />and second, the small rip rap area will take the place of a stunt! water quality pond for the <br />small drainage area that does not flow over a grass area. <br />2. As we discussed a 12 -foot wide driveway easement will need to be described through the <br />City property for access from your garage to Mc Menemy Road. <br />3. After our meeting we did further research on the property nearest Little Canada Road. it is <br />in fact still in the name of SL John's Church. Therefore, your proposed water service will <br />cross both} the City property and the St. John's Church property. • It will be necessary for you <br />to obtain an easement from St. John's Church for the water service to cross their property. <br />Lilcewise, we will need you to prepare an easement description for. the portion of the City <br />property your water service will be crossing. The domestic service curb stop should be <br />placed at the Utile Canada Road right - of-way tine. • • <br />4.
