2. No outdoor storage will be allowed except for trash and refuse stored within the <br />enclosure and vehicles for service within the fourteen (14) surplus designated <br />parking stalls. <br />3. The concrete curb must have a height of six (6) inches. <br />4. A total of four (4) disability accessible parking stalls are designated. <br />5. A lighting plan is submitted subject to review and approval of City Staff. <br />6. Encroachment of the parking lot into a required wetland buffer setback is subject <br />to review and approval of the Watershed District. <br />7. All grading, drainage and utility plans are subject to review and approval of the City <br />Engineer. <br />8. Natural colors are selected for exterior building materials including consistent colors <br />for all service doors. <br />9. Articulation and lintel detailing is provided over ail front entrances on the west <br />elevation. <br />10. Awnings are provided above the windows on the west and south elevations. <br />11. Addition of wall signage for additional tenants will require submission of a <br />comprehensive signage plan and application for a CUP. <br />12. Plans are submitted for the proposed pylon sign, subject to review and approval of <br />City Staff. <br />13. A final plat is submitted. <br />14. Comments of other City Staff. <br />pc.
