Green Co <br />CONSULTING ENGINEERS <br />February 16, 2000 <br />File: 805750J -0060 <br />Mr. Joel Hanson <br />City Administrator <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55155 <br />-npa <br />ny <br />RE: LITTLE CANADA ROAD RECONSTRUCTION <br />Dear Mr. Hanson: <br />This letter is in regard to the direction we received from the City Council to explore the <br />option of constructing the original proposed section with full medians without purchasing <br />any additional right -of -way from the Venetian Inn. Attached is a drawing showing the <br />impacts the alignment would have on the properties to the north of the street. <br />The street alignment shown on the attached sheet shows the curb line of the right turn <br />lane onto the extension of Middle Street approximately 0.5 feet from the Venetian Inn <br />property line. It should be noted that the full median along the entire length of the <br />Venetian Inn property would prohibit traffic from going west on Little Canada Road when <br />exiting the parking lot. It may be possible to construct a small portion of Middle Street to <br />the south of Little Canada Road and let the Venetian Inn use it as an entrance /exit until <br />Middle Street is extended further. <br />The street alignment shown would allow the construction of the original street section as <br />proposed in the Ramsey County feasibility. However, there would be no sidewalk <br />placed on the south side of Little Canada Road and the amenities, including lights and <br />trees, could not be placed along the south side of the street along the Venetian Inn <br />property. <br />Approximately 27 feet of street right -of -way would need to be obtained from the <br />properties on the north side of Little Canada Road west of Middle Street. The acquiring <br />of the right -of -way would not be an issue due to the fact that all properties west of Middle <br />Street are City owned. However, it would decrease the buildable area of each lot. <br />Additional road easement would also need to be obtained from the 93W property and <br />the 75W property. The additional right -of -way needed from the 93W property would be <br />approximately 24 feet on the west end and 3.5 feet on the east end. The realignment <br />would only affect the southwest corner of the 75W property. Both of these properties are <br />privately owned.
