Seller: <br />Buyer: <br />Seller: <br />Buyer: <br />ADDENDUM TO PURCHASE AGREEMENT <br />Dated: February , 2000 <br />Should Seller wish to occupy premises beyond the closing date, <br />Seller shall enter into a lease agreement (Exhibit A) at the closing <br />based upon a monthly rental cost of Eight Hundred Seventy -three <br />Dollars and 19/100 ($873.19). Seller shall also be responsible for <br />insuring the premises for property and liability coverage with the <br />Buyer to be named as an additional insured. Furthermore, Seller is <br />responsible for all utility and property maintenance costs. Buyer will <br />be responsible for real estate taxes. Other lease provisions will be in <br />effect based on the document to be executed at closing. <br />2. Should Seller desire to remove the house and/or garage structure(s) <br />from the property, work must be done pursuant to all laws and <br />regulations. Any open excavations must be fenced to protect <br />hazardous conditions. A demolition/moving permit shall be obtained <br />from the City of Little Canada before work is commenced. Work must <br />be performed by a licensed and insured contractor qualified to do this <br />type of work. If the structure is proposed to be relocated within Little <br />Canada, the Seller will apply for a conditional use permit (CUP), the <br />approval of which is not guaranteed. Said CUP must be approved <br />before relocation occurs. <br />Page 36 <br />
