business, profession or trade of any kind, or for any purpose other than as a private, single - family <br />residence. <br />4. Right of Entry. Lessor or its designated agent reserves the right to enter the Demised <br />Premises in accordance with the applicable Minnesota Statutes, at all reasonable hours during the <br />term of this Lease, and any renewal thereof, for the purpose of inspecting the Demised Premises <br />and all building improvements thereon. <br />5. Assignment and Subletting. Without prior written consent of Lessor, Lessee shall not <br />assign this Lease, or sublet or grant any concession or license to use the Demised Premises or any <br />part thereof. A consent by Lessor to one assignment, subletting, concession or license shall not <br />be deemed to be a consent to any subsequent assignment, subletting, concession or license. An <br />assignment, subletting, concession or license without the prior written consent of Lessor, or an <br />assignment or subletting by operation of law, shall be void and the Lease shall, at Lessor's <br />option, be terminated in compliance with the default provision contained herein. <br />6. Utilities. Lessee shall be responsible for paying all utility services required or used by the <br />Lessee on the Demised Premises during the term of this Lease. <br />7. Maintenance, Repairs and Alterations. Lessee agrees: (a) to make no repairs or <br />alterations except with the full knowledge and consent of the Lessor; (b) to be responsible for <br />and mend at their cost, any and all breakage or damage done to any part of the Demised Premises <br />herein leased, of whatever nature; and (c) to replace with as good quality and size, and make <br />good at his own expense any glass broken on said Demised Premises during the continuance of <br />this Lease. <br />Page 39 <br />
