8. Non - Liability of Lessor. Lessee covenants to make no claim, and hereby expressly <br />waives any and all claims against said Lessor for or on account of any personal injury sustained, <br />or any loss or damage to property, caused by fire, water, deluge, or overflow, or explosion, <br />howsoever arising or caused or being within said Demised Premises; or for loss of any articles by <br />theft or from any cause, from the Demised Premises or building. Lessee shall also hold Lessor <br />harmless and shall indemnify Lessor as to any claims, damages, actions or injuries resulting from <br />the Lessee's occupation and use of the Demised Premises and improvements thereto. <br />9. Termination. Lessee agrees to give Lessor thirty (30) days written notice before the <br />expiration of this Lease of Lessee's intention to vacate at the end of this Lease, otherwise Lessor <br />shall have the option of continuing this Lease for a month to month tenancy from such <br />expiration. <br />10. Surrender of Premises. At the expiration of the Lease term, Lessee shall quit and <br />surrender the Demised Premises in as good state and condition as they were at the <br />commencement of this Lease, reasonable use and wear thereof and damages by the elements <br />excepted. <br />11. Abandonment. If at any time during the term of this Lease Lessee abandons the Demised <br />Premises, or any part thereof, Lessor may, at its option, bring an action to recover possession of <br />the Demised Premises and such action is equivalent to a demand for the rent and a re -entry upon <br />the property. If Lessor recovers possession of the Demised Premises following abandonment by <br />Lessee, then Lessor may consider any personal property belonging to Lessee and left on the <br />Demised Premises to also have been abandoned, in which case Lessor may dispose of all such <br />Page 40 <br />
