property in any manner Lessor shall deem proper and Lessor is hereby relieved of all liability for <br />doing so. <br />12. Default. If any default is made in payment of rent, or any part thereof, at the times herein <br />specified, or if any default is made in performance of or compliance with any other term or <br />condition hereof, the Lease, at the option of Lessor may be terminated. <br />13. Insurance. During the term of this Lease, Lessee shall obtain, pay for and keep in force <br />and effect the following policies of insurance: <br />(a) General Hazard Insurance against loss by fire, lightning and risk customarily covered <br />by standard homeowner's insurance in the State of Minnesota in the amount required <br />by Lessor; and <br />(b) Comprehensive General Liability Insurance coverage in such minimal amounts as <br />required by the Lessor. <br />Such insurance policies shall be written on forms and with insurance companies satisfactory to <br />Lessor, and shall bear a satisfactory clause in favor of Lessor with loss proceeds under such <br />policies to be made payable to Lessor, and with a 30 -day notice to Lessor of cancellation of such <br />policies. <br />14. Heirs and Assigns. The covenants and conditions herein contained shall apply to and <br />bind the heirs, legal representatives, and assigns of the parties hereto, and all covenants are to be <br />construed as conditions of this Lease. <br />IN WITNESS WHEREOF, the parties hereto have executed this Lease the day and year first <br />above written. <br />Page 41 <br />
