I <br />received your name as a person who is well regarded in this field and who may be able to assist <br />us in this endeavor. I am looking for proposals to provide listing /marketing services for the <br />property described below. I would ask that you have a proposal for listing services to us by no <br />later than 12:00 p.m., Wednesday, January 5, 2000. I will need eight copies of these documents <br />for review by the Mayor and City Council. I anticipate we will be making a decision on the <br />proposals by the end of January. <br />The following are essential pieces of information you should be aware of when drafting your <br />proposal: <br />♦ The Site — The property in question is located at the northeast corner of Rice Street and <br />Little Canada Road in Little Canada, Minnesota. (See Attachment "A" for site <br />information.) It is 2.11 acres in size and is currently owned by the City. It is located at a <br />key intersection and we anticipate it will serve as a focal point for redevelopment of an <br />important commercial area of the community. <br />• Prospective Use — We are looking for a use that maximizes the building area of the site. <br />(Contact City Planner Steve Grittman for questions relating to coverage rates. His <br />telephone number is 612 -595- 9636.) We would prefer the structure be at least two stories <br />tall. The building should front on both Rice Street and Little Canada Road with parking <br />to the east. (See Attachment "C" for more information on building design issues.) <br />♦ Reconstruction of Little Canada Road — Little Canada Road will be reconstructed in <br />2000. Our goal is to add medians, turn lanes, sidewalks, and streetscape. We also hope <br />to bury overhead power lines to improve site aesthetics. There will be special <br />assessments associated with these improvements. Currently, we would estimate the <br />Page 15 <br />
