N <br />I N C <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />RECEIVED <br />•, 8 1999 <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: December 6, 1999 <br />RE: Little Canada - Valor Enterprises Auto Sales CUPNariance <br />FILE NO: 758.09 - 99.33 <br />Valor Enterprises has applied for a Conditional Use Permit to allow the operation of an <br />automobile sales lot in conjunction with their auto repair facility. The Zoning Administrator <br />has prepared a report for an outdoor storage CUP which would be utilized for the storage <br />of vehicles awaiting repair or pick up. Valor Enterprises' principal use is major auto repair, <br />for which they have a need to store a portion of the repairable vehicles outdoors. Major <br />auto repair is a permitted principal use in the 1 -1 zoning district, and the Zoning <br />Administrator's report reviews the CUP for accessory outdoor storage that the applicant <br />has requested. <br />The applicant also wishes to be permitted to sell repaired vehicles to retail customers. The <br />City allows this type of use (motor vehicle sales lot) by a separate Conditional Use Permit. <br />The consideration of this CUP is subject to a number of conditions, including site <br />improvements, total vehicles on display, and a limitation on the number of such permits <br />that may be granted in the City at any one time. The requirements applied to the motor <br />vehicle sales lot CUP are as follows: <br />1. Outside sales associated with a principal building of at least 1,000 square feet. <br />2. Entire sales lot and parking area is paved. <br />3. A minimum of 380 square feet of sales area per vehicle. <br />4. Adequate parking and loading, per ordinance. <br />5. Perimeter curb around the sales and parking lots. <br />6. Landscaping in accordance with the ordinance. <br />7.
