The <br />Planning Commission suggested that City Staff work with Mr. Rossow to clarify the <br />question of outdoor storage in the Light Industrial zoning district. Staff feels the code <br />needs no further clarification based on the following sections of our zoning code <br />pertaining to this issue. <br />• 901.080 Uses not provided for within zoning districts. Whenever in any zoning <br />district a use is neither specifically permitted or denied, the use shall be considered <br />prohibited. <br />• 902.010 Accessory Building or Use. A subordinate building or use that is located <br />upon the same lot on which a main building or use is situated and which is <br />reasonably necessary and incidental to the conduct of the primary use of such a <br />building or main use. <br />• 301.010 City of Little Canada's Uniform Building Code Adoption. <br />Open and outdoor storage is an accessory use in the "1 -1" zoning district with a <br />Conditional Use Permit per 913.040.a. Mr. Rossow's trailer appears to be used for the <br />storage of materials in lieu of building space which is not permitted in this zoning district, <br />as all structures and buildings constructed in the City of Little Canada must meet <br />Uniform Building Code Standards per Section 106 & 201 of the Uniform Building Code <br />and local city ordinances. Mr. Rossow's trailer is not an accessory use. Therefore, it is <br />specifically prohibited per 901.080. of the zoning ordinance. <br />CC: Lee Rossow, Applicant <br />Page 74A <br />
