Storage Area Surfacing <br />The proposed storage area in the rear yard does not appear to be surfaced with an <br />allowable material to control dust and drainage. (grass) This proposed site plan <br />indicates that a Class V material will be established in this area. <br />Off- Street Parking Requirements <br />The zoning ordinance requires the off - street parking area for five (5) or more vehicles <br />including associated driveways be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has several parking <br />category requirements. The two categories are as follows: <br />Office: <br />Auto Repair: <br />3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (3) <br />Required parking spaces: 6 <br />(8.) spaces <br />Plus (1) additional parking space for each 200 sq. ft. <br />over 2,000 sq. ft. (12) <br />Required parking spaces: 20 <br />Total required parking spaces for property: 26 parking stalls <br />The site plan shows twenty -six parking spaces in the front and side yard. This side yard <br />storage area has required parking spaces allocated that must be paved with asphalt, <br />bituminous, or concrete materials (currently Class V) and can not be allocated as a <br />storage area. This side yard must also have a driveway access (22 -24 feet) to <br />accommodate for ninety (90) degree parking. <br />All required off - street parking areas must have at least a five (5) foot landscaping and <br />continuous cur barrier setback to any lot line and a total of fifteen (15) feet from the <br />street surface. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff does not recommend approval of <br />the conditional use permit (CUP) application for accessory use of exterior storage of <br />clips of cars, auto body parts and/or portions of cars (see photo's). However, staff <br />recommends approval of the conditional use permit (CUP) application for accessory use <br />of exterior storage of six (6) damaged or vintage automobiles that are licensed and that <br />are being repaired based on the following recommendations. <br />Page 110 <br />
