MINUTES
PLANNING COMMISSION
JULY 8, 1999
CUP
3171 SPRUCE —
D.N.R.
CONSTRUCTION
Fischer pointed out that he is currently using this area for parking
and that it is surfaced with recycled asphalt. It was noted that this
asphalt would have to be removed and the boulevard area
landscaped.
Keis suggested that additional research was needed on the south
side of the building to determine if the soils in this area can support
blacktop. Keis also indicated that it was not an option to allow
required parking on public right -of -way. Therefore, Keis
suggested that the matter be tabled pending additional information
on the soils on the south end of the property.
The City Planner indicated that should the Commission table
action, City staff will send a letter to the applicant informing him
that the City will take an additional 60 days to review this
application.
Keis clarified that he was not interested in proceeding with the
variance request, but wanted additional soils information for this
site. Duray agreed, and suggested that the applicant may want to
consider other options for laying out the required parking.
The City Planner noted that once the applicant submits additional
soils information, it would be submitted to either the Public Works
Director or City Engineer for review.
Barraclough recommended tabling action on the Conditional Use
Permit for open and outdoor storage of trucks and equipment as
well as a Variance relating to landscaping requirements for 208
Ryan Lane, Metro - Cleaning Service, until the applicant submits
additional soil information relating to the south side of the site.
Motion seconded by Knudsen.
Motion carried 7 — 0.
Mr. Daniel Neujahr, D.N.R. Construction, appeared before the
Commission requesting a Conditional Use Permit for open and
outdoor storage of trucks, construction equipment, and materials
at his property at 3171 Spruce Street.
The Zoning Administrator reviewed her report dated June 28, 1999
pointing out that open and outdoor storage is proposed in the rear
yard and side yard. The required parking for this property is 18
Page 53
