Fence and Screening Requirements The site plan shows an established chain link fence in the rear yard. The front of the chain link fence facing the public right -of -way must be slatted to meet screening requirements. The fenced area shown on the site plan on the south side of the building must be established and slatted to meet screening requirements. Storage Area Surfacing The storage area in the rear of the building is surfaced with a Class V material and the side yard is surfaced with blacktop. These are acceptable surfacing materials for the storage areas. Off - Street Parking Requirements The zoning ordinance requires the off- street parking area for five (5) or more vehicles including associated driveways be paved with but not limited to, asphalt, bituminous or concrete in order to control dust and drainage. This property has several parking category requirements. The three categories are as follows: Warehouse /Storage: 1 space per 1,000 sq. ft. (2) Plus (1) space per employee (0) Plus (1) space per company truck (0) Required parking spaces: 2 Office: 3 spaces Plus at least one (1) space for each 200 sq. ft. of floor area. (5) Required parking spaces: 8 Auto Repair: (8) spaces Plus (1) additional parking space for each 200 sq. ft. over 2,000 sq. ft. (0) Required parking spaces: 8 Total required parking spaces for property: 18 parking spaces The site plan shows (12) parking spaces in the front and side yard. The remaining six (6) required off- street parking stalls must be established in the rear yard. An updated site plan showing eighteen (18) required parking spaces must be submitted to the Zoning Administrator. All required off- street parking areas must have at least a five (5) foot landscaping and continuous curb barrier setback to any lot line and a total of fifteen (15) feet from the street surface.
