RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an accessory use of exterior <br />storage of equipment and materials with the exception of the semi - trailer used for <br />permanent storage as defined in this report subject to the following recommendations. <br />1. The equipment and materials storage areas as defined in this report and as shown <br />on the site plan must be contained, maintained and arranged in a manner as to have <br />a well- organized and uncluttered appearance. <br />2. Junk, debris and other materials not approved, as part of this conditional use permit <br />shall not be stored in the designated storage areas. <br />3. The two semi - trailers that are currently being used for permanent storage on this <br />property must be removed, as it is not a permitted storage use. Semi - trailer parking <br />must be associated with an over - the -road usage. <br />4. The equipment and materials as defined by this report must be stored in the side or <br />rear yards and may encroach into the required side and rear yard setback, but in no <br />case shall equipment be located closer than ten (10) feet to a rear yard or side yard <br />lot line. <br />5. All vehicles parked and stored on the property must be licensed and waiting for <br />repair. <br />6. The outdoor storage area must be fully screened from the public right -of -way. A <br />chain link fence with slats as indicated on the site plan is an acceptable material for <br />screening purposes in this zoning district. <br />7. The applicant must apply and meet the fence (building) permit requirements as <br />established by the State Uniform Building Codes and the approval of the Building <br />Official. <br />8. The applicant must supply the Building Official with a land survey establishing true <br />boundary lines, which must be completed by a Registered Land Surveyor prior to <br />installation of the fence. <br />9. The storage area must be surfaced and maintained with a Class V material. <br />10.AIi lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way and must be in compliance with Section 903.020.1. <br />11.The required eighteen (18) parking spaces must be established and a new site plan <br />showing eighteen (18) required parking spaces must be submitted to the Zoning <br />Administrator. <br />12.The storage area must not take up parking space as required for conformity to the <br />zoning ordinance. <br />13. Property compliance with other zoning code issues mentioned in the following <br />section. <br />Other Zoning Code Compliance Issues <br />1. The off- street parking areas and associated drives leading to and in the rear yard <br />must be paved with asphalt, bituminous or concrete. <br />Page 70 <br />
