MINUTES <br />PLANNING COMMISSION <br />JUNE 8, 1995 <br />Garske asked if there could be access from Rice Street <br />to the site. <br />DeLonais felt that was unlikely. <br />Garske pointed out that access would make a big <br />difference, and suggested that anyone wishing to do a <br />large development on the site might be willing to <br />purchase property on Rice Street for access. <br />Carson was concerned that the property would be sold <br />only an acre or two at a time, precluding a large <br />upscale development. <br />The Planner again pointed out that under the PUD zoning <br />the City would have more control over how the site is <br />developed. <br />Knudsen asked for an explanation of the I -P District. <br />The Planner replied that I -P is higher end industrial <br />zoning. It would also allow office use as well as <br />warehouse uses. Masonry building materials are <br />required as well as minimum landscaping requirements. <br />The property is adjacent to I -P zoning. <br />Knudsen recommended that the Spruce Street site be <br />rezoned to PUD with an I -P land use indication. <br />Motion seconded by Carson. <br />Motion carried 6 - 0. <br />WORKSHOP Fahey reported that the purpose of this workshop is <br />WITH CITY to keep the lines of communication open between the <br />COUNCIL Council and Planning Commission. Fahey pointed out <br />discussion at the last Planning Commission meeting <br />regarding the Comp Plan update and auto - related uses <br />along Rice Street. The Commission has expressed <br />concern about the direction the Council is going with <br />this issue. Fahey also noted that the Commission has <br />expressed frustration that the Council does not always <br />follow the recommendations of the Commission. Fahey <br />noted that this was the case when he served on the <br />Commission. Fahey also felt that there was a lot more <br />agreement between the two bodies than disagreement. <br />5 <br />PAGE 7 <br />
