Grading
for the development resulted in fill from 4-6 ft. and up to 8 ft. for the first 2 homes
nearest County Road D on the east side of Maple Leaf Ct. The grading reduced the water
flow width and moved the flow path closer to County Road D compared to the pre-
existing contours. The area draining to the back of the homes on the east side of Maple
Leaf Ct. was reduced by directing the flow from the front yards of homes on both sides to
the street and then southward.
The grading plan may not accurately represent the existing contours behind the first 2
homes on the east side of Maple Leaf Ct. The plan shows a basement pad elevation for
the first house of 915.5 and a spot elevation approximately 45 ft. behind the home of
911.6. Visually, the back yard does not appear to be nearly 4 ft. lower than the basement
floor elevation. This may also be the case for the second house.
The grading plan survey data shows the gully starting at about the property line of the
third house south of County Road D. At present, the gully begins near the property line
between the first and second homes. Residents note that the gully has deepened, widened
and moved northward noticeably in the last 2 years.
The grading plan shows the wetland boundary behind the first home south of County
Road D beginning about 10 ft. east of the house pad and 20 ft. east of the second home
pad. A portion of the area behind the fast house has been sodded well beyond the
previous wetland boundary. Residents of the second house are waiting to landscape their
property due to the instability around the gully.
\drainageUnaplfct.doc
PAGE 123
