i <br />MINUTES <br />PLANNING COMMISSION <br />JULY 8, 1999 <br />have maintained this area, and someone needs to maintain the area <br />adjacent to the Reeves fence. <br />Keis asked Reeves if he were willing to agree to maintain this area <br />as a condition of the Variance approval. Reeves replied that he <br />would agree to do the maintenance provided that the County does <br />not. <br />Duray asked if the fence height proposed by Reeves was similar to <br />that of his neighbors' fences. Reeves replied that his fence will be <br />the same height as the property owner on the west, but not the east. <br />Reeves further that he would like to extend the fence across his <br />neighbor's property on the east given the lot configuration only <br />requires a small section of fence. However, when applying for the <br />variance, the property at 78 Jessica Court was not included in the <br />application. The City Planner indicated that staff would research <br />that issue. <br />Mr. Montour recommended approval of the variance for fence <br />height allowing the construction of an 8 '/ foot high fence at the <br />rear property line for 72 Jessica Court as requested by Mr. Terry <br />Reeves contingent upon the applicant maintaining the property at <br />the south side of the fence which abuts the sidewalk along County <br />Road C. <br />Motion seconded by Knudsen. <br />Motion carried 7 — 0. <br />ARCHITEC- Tamara Kennedy, representing Taco John's, appeared before the <br />TURAL Commission relative to the architectural review for new signage at <br />REVIEW — Taco John's located at 3338 Rice Street. <br />TACO JOHN'S <br />The Commission reviewed the signage proposed. The City <br />Planner indicated that there was no issue with the pylon sign <br />proposed given it meets all architectural guidelines. The issue is <br />with the wall sign. The Planner pointed out that the architectural <br />review standards allow the lettering and graphics of this sign to be <br />internally lit. However, the background of the sign area must be <br />"blacked out ". <br />Kennedy replied that this is the case. The lettering and graphics <br />will be lit, but the remaining portion of the sign is constructed of <br />stucco and will not be illuminated. <br />Page 6 <br />
