however, it does not meet the criteria to screen exterior storage. If this fence is used to <br />meet screening requirements, it must be located adjacent to the storage area to provide <br />full screening from the public right -of -way. <br />Storage Area Surfacing <br />The site plan shows that the surfacing for the storage area is Class V. This would be an <br />acceptable surfacing material within the storage area. <br />Off - street Parking Requirements <br />The zoning ordinance requires the off - street parking area for five (5) or more vehicles <br />including associated driveways be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has several parking <br />category requirements. The three categories are as follows: <br />Warehouse /Storage: 1 space per 1,000 sq. ft. (1) <br />Plus (1) space per employee (3) <br />Plus (1) space per company truck (5) <br />Required parking spaces: 9 <br />Total required parking spaces for property: 9 parking spaces <br />The site plan indicates eight (8) parking stalls on the north side of the property. The <br />required nine (9) parking spaces must be established and an updated site plan must be <br />submitted to the zoning administrator. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an accessory use of open and <br />outdoor storage of equipment and trucks in the rear and side yard subject to the <br />following recommendations. <br />1. The trucks and equipment must not be stored in the required front yard (40 feet from <br />the property line). <br />2. The trucks and equipment must be stored in the side or rear yards and may <br />encroach into the required side and rear yard setback, but in no case shall <br />equipment be located closer than ten (10) feet to a rear yard or side yard lot line. <br />3. The outdoor storage area must be fully screened from the public right -of -way. A <br />chain link fence with slats as indicated on the site plan is an acceptable material for <br />screening purposes in this zoning district, however, it must be placed adjacent to the <br />storage area. <br />4. The applicant must apply and meet the fence (building) permit requirements as <br />established by the State Uniform Building Codes and the approval of the Building <br />Official. <br />Page 10 <br />
