Hanson <br />The applicant, Roger Stanke, has submitted a new site plan along with a letter with <br />updated information regarding property improvements. After reviewing this new site <br />plan the following are recommendations are in addition to my planning report dated July <br />28, 1999. <br />• The landscape- screening plan using chain -link fence and plantings meets the <br />zoning requirement only with the use of compact evergreen or dense <br />deciduous hedge plantings five (5) to six (6) feet in height. The height of <br />plantings is not indicated on the site plan. <br />• The screening materials must be at least fifteen (15) feet from the public right - <br />of -way. It appears the fence starts at the (20) foot line. <br />• As indicated on the site plan, the storage areas will be located on the east <br />and west sides of the property. These storage areas must not be located <br />within the front yard setback (forty feet from the property line). It appears the <br />screening area as indicated on the site plan is (20) twenty feet wide and the <br />chain -line fence starts (20) twenty feet from the property line. This meets <br />zoning code requirements. If the screening area is short of the forty -foot line, <br />the remaining footage from the screening to the forty -foot line will be <br />considered a "NO STORAGE AREA." <br />• A new proposed building is shown on the site plan. This building will require <br />a variance for the rear yard setback and will require a new application. <br />• All zoning code improvements must be completed by December 31, 1999. If <br />the Council extends this deadline for landscaping and /or other improvements, <br />I would request an escrow and /or a letter of credit be posted to the City of <br />Little Canada for one and one -half times the amount of the improvement. <br />Should you have any questions or comments, please contact me. <br />Page 111 <br />
