Hanson <br />The applicant, Roger Stanke, has applied for a conditional use permit (CUP) for open <br />and outdoor storage of equipment and materials as an accessory use at 209 Ryan <br />Drive, in Ryan Industrial Park. In addition, the applicant is requesting a twelve (12) foot <br />variance from the forty (40) foot required front yard setback to a twenty -eight (28) foot <br />front yard setback for exterior storage of dump trucks, bobcat, trailers, lowboy tractor <br />and trailers, caterpillar equipment, motor home and race car trailer and various <br />materials (consisting of sewer and water piping, wood pallets, and drums) due to a lack <br />of rear yard, limited side yard storage, property dimension, and size of vehicles stored <br />on this lot. <br />The zoning ordinance permits exterior storage in the side and rear yards with a <br />conditional use permit in this zoning district. Accessory uses (front yard storage) are <br />not permitted in any zoning district within the City. <br />The applicant indicates that there are currently three businesses (Stanke Supply, ERI, <br />and Contracting business) located in the building. <br />Site and surrounding areas <br />This property is an interior lot located on Ryan Drive and is zoned "1 -1" Light Industrial. <br />The principal uses in this building are office and storage warehouse on a .99 acre parcel <br />located on the northern side of Ryan Drive.
