MINUTES <br />PLANNING COMMISSION <br />AUGUST 12, 1999 <br />Montour asked if Stanke has had any discussions with the property <br />owners along the north side of Ryan Drive relative to alignment of <br />fences and consistency in landscaping. <br />Stanke replied that he had not, but indicated he felt consistency <br />should be strived for at least from Country Drive to the high line <br />pole. <br />The Zoning Administrator pointed out that the fences along the <br />north side of Ryan Drive are boundary line fences located on the <br />property lines. <br />Stanke reported that his fence is about 6 feet from the property <br />line. Stanke also reported that his building is one of the only <br />buildings in the Park with a complete dry sprinkler system. Stanke <br />further indicated that the addition he would be planning for his <br />building would be a maximum of 64 feet long. <br />Montour asked if additional parking requirements will result from <br />the building addition. Stanke reported that the parking would be <br />blacktopped. <br />Duray asked if the chain -link boundary line fences are a City <br />requirement. The Zoning Administrator replied that the City does <br />not require boundary line fences. The City does require screening <br />of outdoor storage, however. Screen can be done variety of ways <br />including plantings or chain -line fencing with slats. Fencing that is <br />used for screening must be adjacent to the storage area. <br />Duray reported that he looked at the area and noted the difficulty in <br />utilizing the sites north of Ryan Drive given that the property <br />backs up to the railroad and that buildings are toward the back of <br />the property. Duray also indicated that the location of the power <br />line tower adds to the difficulty in utilizing the Stanke property. <br />Stanke again asked if evergreens could be used for screening and <br />suggested that he plant a heavy concentration of evergreens to <br />screen the outdoor storage at the east end of his site. He indicated <br />he would construct a berm about 1 -1/2 feet high and stagger pine <br />trees on the berm. Stanke again asked for consistency in fencing <br />and landscaping along the north side of Ryan Drive. <br />Montour asked if there would be landscaping installed from the <br />drainage ditch on the east end of the property to the gate that is <br />located on the west end of the Stanke property.
