MINUTES <br />PLANNING COMMISSION <br />AUGUST 12, 1999 <br />installation of 4 inches of bituminous surface will be adequate for <br />his parking areas. <br />Stanke reported that there are two trucks stored on the west end of <br />his property. Given the length of these trucks, they extend into the <br />required front yard of the property. Therefore, he is requesting a <br />variance to allow this encroachment. Stanke reported that he has a <br />lease with a tenant that has 18 to 19 months left to run, and it is <br />this tenant who owns and stores the trucks. Once that lease is <br />expired, there will be no need for the variance to continue. Stanke <br />reported that he has tried to purchase some property from the <br />railroad along his north property line so that he could expand his <br />lot and move the storage further to the north. However, the <br />railroad is not selling any property at this time. Stanke reported <br />that he is asking for the variance and would agree to all screening <br />requirements. <br />Stanke reported that he would ask that the City work with the <br />property owners along the north side of Ryan Drive in order to get <br />some consistency in the fencing and landscaping along that side of <br />the street. Stanke reported that Frattalone has landscaped the south <br />side of the street, and the appearance of the area would be <br />improved if the north side could have some consistent fencing, <br />elevations, and landscaping. <br />Stanke presented pictures of two other properties in Little Canada <br />and questioned the location of their fencing that appears to be in <br />the right -of -way. <br />Stanke estimated that the total improvements to his site would cost <br />between $16,000 and $17,000 with the cost ofblacktopping at <br />about $10,000. Stanke again indicated that he could have the <br />paving, curbing, and striping done by mid - September. However, <br />he would need additional time to get the other improvements <br />made. <br />Stanke reminded the Commission that he is paying assessments for <br />the road improvement that was done a few years ago, and indicated <br />that he would need a few more months to be able to afford to do <br />the other improvements. <br />Stanke further reported that when the lease expires with the tenant <br />who' has outdoor storage on the west side of his building, he will be <br />proposing an addition onto his building. <br />Page 137 <br />
