As discussed in the purposed statement, the B-4 District is to be located in areas of
existing commercial uses which will not conflict with the Rice Street/Little Canada Road
redevelopment efforts. The district was designed with the same performance standards
as are currently in place in the B -3 district. Finally, since there are a few uses which are
permitted in some districts, but conditional in others, the ordinances states that such uses
will be permitted in the B-4 (an example is office space - conditional in B -1, permitted in
B -2 and B -3).
cc: Kathy Glanzer
Greg Schmidt
Terry Maurer
Page 145
