MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 9, 1999 <br />He pointed out that if the property is rezoned, he would not be able <br />to construct a new building. <br />Mrs. McCumber indicated that if the property is rezoned, semi- <br />trailers will be brought in for storage. Buetow agreed that he <br />would bring in work trailers and store them on the site. The <br />indication was that the trailers would be moved as often as need be <br />to comply with the ordinance. <br />Keis indicated that he would prefer to see the site zoned R -1 given <br />that most of the area is zoned R -1. <br />Mrs. McCumber indicated that their property would be worthless <br />with R -1 zoning given the need to fill the site. Mr. McCumber <br />pointed out that no one will want to pay $250,000 for a single - <br />family lot located on a freeway corner. <br />Knudsen pointed out that the Comp Plan provides the future vision <br />for the area. Knudsen felt that if someone wanted to purchase the <br />site and tear down the existing buildings, then he would prefer to <br />see residential development. Knudsen stated that if the property <br />were vacant, the City would not allow commercial development in <br />the middle of a residential area. <br />Buetow indicated that he is proposing a stucco building that would <br />fit into the residential neighborhood. He would add appropriate <br />landscaping to make the site attractive. <br />Knudsen again pointed out that, in general, the City would not <br />want to put an I -1 pocket within a residential area. <br />The McCumbers indicated that it would take $750,000 to buy out <br />and prepare this property for the residential development of three <br />lots. <br />Montour recommended that the zoning of the I -1 properties at the <br />corner of Edgerton Street and County Road D remain as is at this <br />point in time as there is no need to consider the rezoning of these <br />properties at this time. <br />Motion seconded by Barraclough. <br />Motion carried 3 — 2.
