Hanson <br />Pursuant to our recent conversation, please find enclosed a draft purchase agreement for your <br />review. This is the format we have used for this type of acquisition. Your comments and <br />suggestions regarding its final form are welcomed. <br />As you know, we have been discussing the two parcels you have an ownership interest in. <br />They are PIN # 06- 29 -22 -24 -0016 (triangle piece on south side of the intersection of Owasso <br />and Spruce) and PIN # 06- 29 -22 -21 -0040 (NW comer of Owasso and Spruce). Precision Tree <br />Service may be a candidate for relocation on the triangle piece, subject to zoning approvals. <br />The City may also have an interest in either site as a potential location for a new public works <br />garage we could construct in the future. Lastly, other parties may be interested in one or both of <br />these parcels and we would act as a conduit to promote economic development. <br />The purchase price would be set based upon an appraisal to be undertaken by Michael <br />Bettendorf of Bettendorf, Rohrer, Knoche, Wall, Inc. You have discussed a price of $2.25 to <br />$2.50 per square foot based on past offers you have received. 1 have indicated this may be a <br />realistic price given recent sales I'm aware of. However, I can't guarantee any amount, as our <br />offer would be based upon the appraisal. <br />It is important to understand that this concept has not been discussed with the Mayor and City <br />Council as of yet. They are being made aware of it by copy of this letter. Any agreement we <br />may reach is subject to their approval. This concept will be discussed with them at our Council <br />Meeting of September 8th. <br />Please review this agreement and let me know of your interest in proceeding as soon as <br />possible.
