RESEARCH <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: October 8, .1999 <br />RE: Little Canada -1 -1 District/B -W District Rezoning <br />FILE NO: 758.10 <br />• <br />Background <br />• <br />The City Council has. asked for a comparison of the uses allowed in the B -W'and 1 -1 <br />District, as well as th'e impact on 'existing businesses .in the business complex at Edgerton <br />and County Road.D. This memorandum is based on staff's.review of the two zoning <br />districts, and information on the uses in the complex supplied by.the property owner. <br />Analysis <br />The property is zoned 1 -1, Light industrial. This district allows each of the B -W district <br />uses, plus major automobile repair and manufacturing, contractor's. shops,' or other <br />assembly or fabrication businesses. The 'B -W District allows offices, warehouses, <br />research labs and other.similarfacilities that are not manufacturing aproduct in quantity, <br />commercial recreation, and "wholesale" businesses. <br />The essential distinction between these .two districts is the creation of products for <br />.distribution to other outlets.. That activity is allowed only-in 'the industrial district. With <br />regard to the property in. question, the applicant lists five business tenants and seven mini <br />storage•tenants. Of the business tenants listed, most of them :appear to meet the definition <br />of an I -1. District use. However, because of the•fabrication and contractor's shops in the <br />complex, few of them would appear to be consistent with the B -W District. One. option <br />would be to move contractor's shops to the B -W District.
