OCT -08 -1999 11203 <br />NAC 612 595 9837 P.03/03 <br />If the City wishes to allow the existing assortment of businesses to remain on the parcel <br />for the foreseeable future, but still looks for a long term redevelopment of the site, an <br />option would be to apply a PUD Zoning, with both near term and long term plans <br />Incorporated into the PUD Ordinance. This option would allow the City and the owner to <br />tailor a plan to allow the existing businesses, or replacements, to continue - with some <br />control regarding compatibility with residential neighbors. In addition, it would continue <br />to recognize the City's long term goal of looking toward a development on this site which <br />is more characteristic of the residential uses which have grown up around the <br />Edgerton/County Road D area. <br />Summary and Recommendation <br />The B -W District, since it does not allow contractor's shops, would not accommodate the <br />business uses of the site, although the mini storage would be allowed. if the City wants <br />to allow the existing character of the site to continue but avoid more intensive <br />manufacturing, an option would be to rezone the B -W, and add contractor's shops to the <br />B-W District. As noted above, a second option would be to rezone to PUD, writing a PUD <br />Ordinance which incorporates the existing range of uses for the foreseeable term, and <br />delineates a vision for residential redevelopment in the long term. <br />pc: Joel Hanson <br />Page 2 <br />TOTAL P.03 <br />
