We have sketched a layout which could be used to regulate these proposals. The layout
applies the current ordinance requirements, and would not appear to require an
amendment to the ordinance. It would be necessary to require that the corners of the lots
in the area be cut off to create angled right of way lines, and perhaps additional easement
be reserved from the adjoining lots to ensure adequate utility and snow storage area, if
necessary. Another option would be to require a 60 foot right of way width be reserved
for lots which adjoin these area. However, this would result in a jogged right of way line
which could cause confusion. As with other common areas, we would recommend that
the ownership of the outlot lie in the titles to the individual property owners, not in a
homeowner's association.
This concept has not been reviewed by the City Engineer or Public Works Director at this
time. We would recommend that any endorsement of such signs be made subject to their
comments and suggestions.
cc: Kathy Glanzer
Greg Schmidt
Greg Schroeder
Terry Maurer
PAGE 217
