NFAC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission. <br />FROM: Stephen Grittman <br />DATE: October 12, 1999 <br />RE: Little Canada - Sign Ordinance Amendment - Total Number of Signs <br />FILE NO: 758.10 - 99.11 <br />An issue has been raised with the Sign Ordinance's treatment of commercial buildings on <br />corner lots. The ordinance permits corner lot buildings to count the building facade on <br />both frontages toward its allowable sign area, but limits the total number of signs to two. <br />This is usually one freestanding sign and one wall sign for most properties, although some <br />businesses will display two wall signs. The proposed restaurant operator (Porter's) taking <br />over the former Grumpy's restaurant building at Little Canada Road and Country Drive is <br />requesting one wall sign for each corner frontage, plus a freestanding sign. This would <br />total three signs for the parcel. The applicant's request is based on the need to <br />communicate with traffic on two streets, rather than just one. <br />Some communities have addressed this issue by allowing one wall sign per street <br />frontage, plus one freestanding sign, as long as the total allowable sign area, and each <br />individual sign, meets the requirements of the ordinance. The other side of this issue is <br />that the freestanding sign may be placed in such a way that it is visible from both streets. <br />If the City believes that each frontage should be allowed to have one wall sign per <br />frontage, plus a freestanding sign, an ordinance has been drafted to allow this change. <br />This amendment would be applicable to B -2 and B -3 commercial districts where increased <br />signage is most often requested. <br />cc: Kathy Glanzer <br />Greg Schmidt <br />5775 WAYZATA BOULEVARD, DUIS PARK, MINNESOTA 55416 <br />Page 61 <br />PHONE 612-595-9636 FA.
