Fence and Screening Requirements <br />The site plan shows a proposed chain link fence with slats to be established on this <br />property to meet screening requirements. This fence must be placed to meet or exceed <br />the required forty (40) foot front yard setback requirement. The fence must be located <br />adjacent to the storage area to provide adequate screening from the public right -of -way <br />as indicated on the site plan. <br />Storage Area Surfacing <br />The site plan shows that the surfacing material for the storage area is recycled blacktop. <br />This would be an acceptable surfacing material within the storage area. <br />Off- Street Parking Requirements <br />The zoning ordinance requires the off- street parking area for five (5) or more vehicles <br />including associated driveways be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has several parking <br />category requirements. The three categories are as follows: <br />Warehouse /Storage: 1 space per 1,000 sq. ft. (3) <br />Plus (1) space per employee (11) <br />Plus (1) space per company truck (7) <br />Required parking spaces: 21 <br />Office: 3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (6) <br />Required parking spaces: 9 <br />Auto Repair: (8) spaces <br />Plus (1) additional parking space for each 200 sq. ft. <br />over 2,000 sq. ft. (8) <br />Required parking spaces: 16 <br />Total required parking spaces for property: 46 parking spaces <br />The site plan submitted shows the required forty -six (46) parking spaces available on <br />this site. If forty -five degree angle parking is established in the front yard, thirteen (13) <br />spaces could be established provided the variance is granted. If sixty- degree angle <br />parking is established on the east and west side of the building, a total of ten (10) <br />parking spaces could be established with the required fifteen (15) foot - landscaping <br />requirement on the west side of the building. The parking areas and associated drives <br />in the side and rear yard are proposed to be paved with blacktop. The remaining <br />required parking spaces are located in the rear of the property as indicated on the site <br />Page 4 <br />
