MINUTES <br />PLANNING COMMISSION <br />DECEMBER 9,1999 <br />entirely agreed with the ordinance being presented. However, he <br />also indicated that he did not have a better solution. <br />Montour asked about the limit on outdoor storage. The Planner <br />pointed out that the B -I District caps outdoor storage at 10% of the <br />size of the property. There is currently no cap on outdoor storage <br />in the I -1 District, but there are restrictions on the amount of <br />outdoor storage in the I -P District. <br />The Planner also reported that given the definition of contractor's <br />shops, it would be his interpretation that the Buetow's stucco <br />business is a permitted use. <br />Keis asked about the outdoor storage on the McCumber property. <br />It was noted that the McCumber's have a Conditional Use Permit <br />for this outdoor storage. <br />Knudsen asked if there was a way to accommodate the request of <br />the McCumber's to allow manufacturing uses. The City Planner <br />indicated that Mr. Bartholie has asked that a list of specific <br />industrial uses be included in the ordinance. However, the Zoning <br />District is not set up in this fashion and pointed out that it would be <br />difficult to come up with a comprehensive list. <br />Knudsen was concerned over interpretation problems with the <br />definition of contractor's shops. He suggested that a limited list of <br />uses may include 70% of the possibilities. <br />Carson stated that he felt the long -term use of the site should <br />remain designed as residential. <br />Keis felt that an upgrade of building materials would be <br />appropriate. He noted that any new construction which occurs on <br />these properties should not be metal. <br />The City Planner pointed out that there are upgraded building <br />material standards in the I -P District. <br />Bartholie pointed out that the McCumber building is a structural <br />steel building. Keis noted that the exterior is metal and it has the <br />appearance of a metal building. <br />Mr. McCumber reported that he had soil borings done on his <br />property and the soils are such that they would not support <br />anything heavier. <br />Page 108 <br />
