Hanson <br />Email: cityhall @ci.iittle - canada.mn.us <br />MEMORANDUM <br />TO: Planning Commission <br />FROM: Greg Schroeder, Public Works Director <br />DATE: December 2, 1999 <br />RE: Conditional Use Permit, 3151 Country Drive <br />At the November 18, 1999 meeting, the Planning Commission tabled action on the conditional <br />use permit for 3151 Country Drive pending additional information on the utilities for this <br />property. Attachment "A" is a copy of the Planning Commission's meeting minutes dated <br />November 18, 1999. <br />A search of the City files resulted in the following information: <br />Water: <br />1. There is no City water main along Ryan Drive adjacent to this property. A City water <br />main ends at Ryan Lane to the west and a different City main runs along Country <br />Drive to the east (see Attachment `B "). <br />2. Water service to 3151 Country Drive is provided via a 1 '/z" service from the Country <br />Drive water main (see Attachment `B "). <br />Sanitary Sewer: <br />1. There is no City sanitary sewer along Ryan Drive adjacent to this property. A City <br />sanitary sewer line ends at Ryan Lane to the west and there is a City sanitary force <br />main that runs along Country Drive to the east (see Attachment "C "). <br />2. During the Country Drive sanitary sewer design phase, a feasibility report was <br />prepared. This report investigated different alternatives to provide Frattalone's <br />building at 3137 Country Drive sewer service as well as looked at possible future <br />development along Ryan Drive. Option 2A was selected and constructed as the best <br />alternative for the Frattalone building (see Attachment "D "). Also, a possible <br />alignment for a future sanitary line along Ryan Drive is shown on that attachment. <br />3. Prior to construction of Option 2A ( Frattalone sewer extension), City staff met with <br />the three affected property owners along Ryan Drive who are unserved by sanitary <br />Page 44 <br />
