MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 18, 1999 <br />CUP - <br />3151 COUNTRY <br />DR. - <br />COSTANZO <br />Montour noted the recommendation that no storage occur in the <br />required side yard. However, vehicles can be parked up to the <br />building as long as there is no encroachment in the side yard. <br />Vollmer reported that the building is set back about 15 feet from <br />the east property line and he understands that no storage can occur <br />in the 10 -foot side yard. <br />Montour asked if Vollmer would be in compliance by the <br />deadlines outlined in the Zoning Administrator's report. Vollmer <br />indicated that he would comply with those deadlines. <br />Kraemer noted that the storage area must be surfaced with Class V <br />material. The Zoning Administrator reported that Vollmer has <br />already done this. <br />Knudsen asked if Vollmer had any concerns with the <br />recommendations outlined in the Zoning Administrator's report. <br />Vollmer indicated he did not and would comply. <br />Knudsen recommended approval of the Conditional Use permit for <br />open and outdoor storage of materials and equipment as an <br />accessory use at 182 Ryan Drive subject to compliance with the <br />recommendations of the Zoning Administrator. <br />Motion seconded by Kraemer. <br />Motion carried 6 — 0. <br />Carl Costanzo appeared before the Commission requesting <br />approval of a Conditional Use Permit for open and outdoor storage <br />materials and equipment as an accessory use at 3151 Country <br />Drive. <br />The Zoning Administrator described the property location and <br />indicated that the applicant stores roofing equipment and materials <br />as well as electrical supplies on the site. The property is long and <br />narrow and the existing buildings are placed back on the site <br />leaving no back yard area. Therefore, the storage occurs on each <br />side of the building. The 40 -foot setbacks are required from both <br />Ryan Drive and Country Drive. There is a principle building and <br />an accessory building, which is used for warehouse and storage, on <br />the property. The accessory building is an open storage building. <br />As a result, there are screening issues with this building. <br />Page 15 <br />
