Height. The proposed tower height is 58 feet, under the maximum allowance of 75 feet.
Setbacks. The Zoning Ordinance states that such towers must be setback a distance
equal to the designed "fall zone" of the tower. The proposed tower is designed to
withstand extremely high winds, including tornadoes and hurricane -force winds. The
applicant has supplied a letter from the pole design engineers describing its construction.
The tower ordinance also states that notwithstanding the fall zone, the tower must meet
the minimum zoning district principal building setbacks. For the B -3 District, this is 40 feet
from public right -of -way or residential property, 20 feet from the rear, and zero feet from
internal side yards. The proposed tower location appears to meet this regulation.
Co- Location. The tower must be designed to accommodate at least one other user.
Verification that an additional antenna array can be accommodated must be supplied by
the applicant.
With an adequate screening plan, and verification of a co- location opportunity, the US
West tower appears to qualify for a CUP under the City's wireless telecommunications
tower ordinance.
cc: Kathy Glanzer
Greg Schmidt
Terry Maurer
Greg Schroeder
Ken Nielsen
Page 3
