6. The signage on the property should be limited to one pylon and one wall sign or two <br />wall signs as indicated in the zoning code. Both businesses may be identified on the <br />pylon sign. <br />7. The property owner should submit a plan to the City's Code Enforcement Officer <br />addressing current property zoning violations (employee parking and driveway <br />surfacing including employee parking signage, business identification signage, and <br />screening from residential use) referred to in this report along with a schedule of <br />compliance completion dates. (Received March 24, 1999) <br />8. If this PUD permit is denied, I recommend that no additional cars be stored on the <br />property and the cars currently stored on the property must be removed within forty- <br />five (45) days as the applicants have assured City Staff and Council Members that <br />these cars are impounded for this short amount of time. <br />PUD PERMIT RECOMMENDATIONS <br />If this application for a PUD permit were approved, the following recommendations <br />would apply. <br />1. The south boundary adjacent to the mobile home park should be screened with the <br />proper materials. The PUD district allows screening to consist of wood or masonry <br />materials. Plantings may be an option in this case. <br />2. The proposed storage area for outdoor storage of towed vehicles must be paved <br />with asphalt, concrete, or other material approved by City Council. <br />3. All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way or neighboring residences. <br />4. The storage area must not take -up any required parking spaces. <br />5. The current site plan does not indicate the amount of available parking spaces. An <br />accurate diagram showing number of available parking spaces should be submitted <br />to the City Building Official for approval. <br />6. This property has a past history of non - conformance of zoning code and permit <br />requirements. Based on the past history, the PUD permit should be reviewed in (1) <br />one year.
