NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PLANNING REPORT <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM,: Anne Sranken <br />OATS: ZS March L 883 <br />RE: Carle Landscape Company Conditional Use Permit <br />FILE NO: 753.09 - 83.06 <br />SACSCZOUNO <br />The applicant has submitted plans for the development of a landscape materials <br />sales operation on a 4.4 acre panel located west of Country Drive and on a .1 4 <br />acre_ parcal east of Country Drive as shown on the Site Location Mac, attached. <br />The property and all adjacent properties are zoned I -I, Light Industrial. it <br />is surrounded by the following land uses: <br />North - <br />Eas t - <br />South - <br />tiest - <br />Conm:erci a I <br />Municipal Garage <br />Mobile Homes <br />Vacant <br />The applicant has requested conditional use permits far: (1) outside storage <br />and sales, and (Z) offsite parking. <br />ISSUES AMO ANALYSIS <br />All of the principal usa elementh of the site iteet the setback requirements ni <br />the district. i.e, front - 40 feet, side - 1. feet, and rear - 20 feet. The <br />ci r :iatien system consists of one main entry and parking area with timber <br />carting and loading aisles running through the landscape materials. This <br />arrangement appears to work well for the type of usa proposed. The acolic_nt <br />has stated that the arrangement and 5iz_ of specific ratarial areas may change, <br />however, a 10 root wide loading aisle along side a 20 loot wide clear aisle <br />should always Ca ,maintained. Signaga should be erected clearly indicating <br />direction upon entering the site. The site plan should also indicate the t'y-e <br />of dustfre_e surface proposed for the driving areas. The 28 foot wide curt cot <br />exceeds the -aximun allowed width of 24 feet.
