Ali company awned vehicles will be stared in the garage. <br />It is felt that eight spaces would be sufficient. The site plan provides for <br />eight on -sita spaces and seven off -sita spaces. The off -site spaces are in- <br />tended for employee parking only and require a CUP. The location of this Larking <br />meets the provisions of the CUP in that it is within 3Q0 feet of the Yrincipal use <br />being served. 1 t should, however, have a perimeter coming such as the on-sit= <br />parking has. Ail areas bordering this parking should have grass, plantings or <br />surfacing material indicated. it is also nacre-mended that this off -site parking <br />be signed far "empiayros only" to avoid confusion. <br />A provision of outside storage and sales as a conditional use is that it be <br />sc }tined from view of adjacent residential discricts. In this case, the southern <br />edge or the property abuts a residential district. A woad fence has been pro- <br />posed to run along part of the southern edge where the homes to the south are not <br />blocked from view by the storage and garage structure, but technically, the <br />fence should be extended along the entire bouncier/. The fence will require a <br />building pernit_ <br />Suilding plans for the cf ficelgarage and accessory "check-cut" building will <br />need to be submitted to the Building Official for his review and approval. <br />A landscape plan has been submmitzed in ac=rdance with the Ordinance., inciuding <br />a 'deli detailed display area at the entrance co the site. Although lar.dzcacing <br />is not rac'uired for screening pur =uses and therefore not subject to spacific <br />size requirements, the proposed sizes should Se indicated an tee plan.
