Hanson <br />During the last Council meeting, the Council requested additional information regarding <br />the use of temporary trailers as office space. The zoning code addresses this issue in <br />903.070. Mobile Homes (see attachment). The code states that the City Council may <br />grant a nonrenewable permit for the temporary use of a mobile home as office space in <br />an "1 -1" Zoning District for a time period not to exceed one (1) year. <br />Fra -Dor does not have a permit for the temporary use of a mobile home as office space. <br />Mr. Frattalone is eligible to apply for this permit as his property is zoned PUD with an <br />industrial use. I have discussed this issue with the Building Official, Greg Schmit, and <br />he has informed me that all buildings must comply with the Building Code requirements, <br />particularly with regard to fire separations, handicap accessibility, and restroom <br />facilities. The code does not recognize a building as being "temporary" or "permanent." <br />I have written Mr. Frattalone a letter to confirm his intentions for the use of the <br />temporary trailer. Upon further investigation, it has come to my attention that there are <br />other temporary trailers in use throughout this area. These properties will be <br />researched for permits and duration of trailer use. <br />Recommendation: <br />I would recommend the application process use a building permit with the approval of <br />both the Council and Building Official to ensure both city and state standards are met. <br />This building permit will be added to the City's diary system to advise city staff of the <br />expiration date. <br />CC: Frank Frattalone <br />Greg Schmit, Building Official <br />Page 75 <br />
