The area is fenced and screened from view of neighboring residential uses or if <br />abutting an "R" District in compliance with Section 903.020.G. <br />2. The outdoor storage is screened from view from the public right -of -way in <br />compliance with Section 903.020.G. <br />3. All fences and wails shall be constructed and maintained in accordance with the <br />requirements of Section 903.020.F.4. <br />4. Business and Industrial District security fences require a building permit and a <br />land survey establishing true boundary lines and must be completed by a <br />Registered Land Surveyor and submitted to the City's Building Official. <br />5. The storage area must be paved with asphalt, concrete, or other material <br />approved by the City Council. <br />6. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences and shall be in <br />compliance with Section 903.020.1. <br />7. The storage area shall not take up parking space as required for conformity to <br />this ordinance. <br />8. The applicant should follow the provisions of Section 921.010.C, Administration <br />of Conditional Use Permits, of this ordinance are considered and satisfactorily <br />met. <br />Parking /Surfacing: <br />All property areas intended to be utilized for parking space for five (5) or more vehicles <br />including associated driveways must be paved with, but not limited to, asphalt, <br />bituminous or concrete in order to control dust and drainage. Parking spaces should be <br />marked with white or yellow lines not less than four (4) inches wide. The parking <br />requirement for this property without the additional principal use is as follows: <br />Storage building: 3200 square feet (minus 10 %) = 2880 sq. ft. <br />2880 sq. ft. divided by 1,000 = 2.88 parking spaces <br />Page 5 <br />
