Office building: <br />Plus (1) space for each company truck (4) and (1) space for <br />each employee (4) = 11 spaces <br />800 square feet (minus 10 %) = 720 sq. ft. <br />720 sq. ft. divided by 200 = 3.6 spaces <br />Pius (3) required parking spaces <br />Total parking requirement: 18 parking spaces <br />Parking requirement with the new principal use: <br />Proposed building 80 x 40 = 3200 sq. ft. minus 10 % = 2880 sq. ft. <br />Approx. storage area (85 %): <br />2448 sq. ft. divided by 1,000 = 2.4 <br />Plus one for each employee (4) and one for <br />each company owned truck not stored in the <br />building. (4) Approx. 10 spaces <br />Approx. office area (15 %): 432 sq. ft. divided by 200 = 2.16 spaces <br />3 required spaces = 5 parking spaces <br />Total parking requirement for new principal use: 15 parking spaces <br />Total parking requirement with existing and new principal use is 33 parking spaces. <br />This may change when new proposed building is established and company owned <br />trucks are parked within building. <br />The storage area identified on the site plan is not paved or surfaced nor is the employee <br />parking area located across the street on the east side of Country Drive paved or <br />surfaced with the appropriate materials. <br />Fence and Screening Requirements: <br />Screening from a residential use is required in this location. This location currently does <br />not have the required screening as stated in the zoning ordinance or required by the <br />conditional use permit issued in 1983. <br />This property has a cyclone boundary fence installed during the Watershed District <br />Project on the south side adjacent to the City/Watershed Wetlands and North Star <br />Estates Mobile Home Park. Mr. Carle claims that his wood fence was taken down <br />during this project. The Watershed District (Steve Kline) has been contacted and is <br />researching the situation. <br />The proposed storage area on Mr. Cane's site plan shows the storage area as a fenced <br />area. A building permit and and survey is required prior to fence construction in a <br />Business - Industrial District. <br />Page 6 <br />
