D. Off - street semi -truck and trailer loading, involving <br />the receipt or distribution of materials or <br />merchandise, limited to one rig in each designated <br />loading berth, plus one rig, on site, waiting to load <br />or unload, per each loading berth. All loading, <br />waiting or maneuvering areas must be paved. <br />E. Public pedestrian trails (as defined by Section 902 of <br />this Ordinance),but not public parks. <br />914- A.050. CONDITIONAL USES. The following are <br />conditional uses in the "I -2" District. (Requires a conditional <br />use permit based upon the procedures set forth in Section 921 of <br />this Ordinance.) <br />A. Open and outdoor storage as an accessory use, provided <br />that: <br />1. Storage area, in combination with semi -truck or <br />trailer parking as defined in Section 914- A.050, B <br />does not exceed seventy -five (75) percent of the <br />gross floor area of the principal structure or <br />twenty -five (25) percent of the lot area, <br />whichever is less. <br />2. The area is fenced and screened from view of <br />neighboring residential uses and districts in <br />compliance with Section 903.020, G of this <br />Ordinance. <br />3. Storage is screened from view of the public right - <br />of -way in compliance with Section 903.020, G of <br />this Ordinance. <br />4. Storage area is black -top or concrete. <br />5. All lighting shall be hooded and so directed that <br />the light source shall not be visible from the <br />public right -of -way or from neighboring residences <br />and shall be in compliance with Sections 903.020, <br />I of this Ordinance. <br />6. Area does not take up parking space as required <br />for conformity with this Ordinance. <br />7. The provisions of Section 921.010, C of this <br />Ordinance are considered and satisfactorily met. <br />B.
