1. Parking area including stalls, drive aisles, and <br />maneuvering area, and in combination with storage <br />area as defined in Section 914- A.050, A is equal <br />to no more than seventy -five (75) percent of the <br />gross floor space of the principal structure of <br />twenty -five (25) percent of the lot area, <br />whichever is less. <br />2. The area is fenced and screened from view of <br />neighboring residential uses and districts in <br />compliance with Section 903.020, G of this <br />Ordinance. <br />3. Storage is screened from view of the public right - <br />of -way in compliance with Section 903.020, G of <br />this Ordinance. <br />4. Storage area is black -top or concrete. <br />5. All lighting shall be hooded and so directed that <br />the light source shall not be visible from the <br />public right -of -way or from neighboring residences <br />and shall be in compliance with Sections 903.020, <br />I of this Ordinance. <br />6. Area does not take up parking space as required <br />for conformity with this Ordinance. <br />7. The provisions of Section 921.010, C of this <br />Ordinance are considered and satisfactorily met. <br />914- A.060. LOT REQUIREMENTS AND SETBACKS. The following <br />minimum requirements shall be observed in an "I -2" District, <br />subject to additional requirements, exceptions, and modifications <br />set forth in this Ordinance. <br />A. Lot Area: 40,000 square feet <br />B. Lot Width: 150 feet <br />C. Setbacks: <br />1. Front Yards: Not less than forty (40) feet. <br />2. Side Yards: Not less than fifteen (15) feet on any <br />side, nor less than forty (40) feet on the side <br />yard abutting a public street. <br />Page 88 <br />
